The site is generally bordered by West 5th Street to the north, South B Street to the west, West 6th Street to the south, and South A Street to the east.
Downtown Oxnard offers the potential for a mixed-use development in one of the City’s major employment centers with close proximity to the Oxnard Transit Center, historic Heritage Square, restaurants, 14-screen movie theater, Carnegie Art Museum, Plaza Park, and the City's Civic Center. The City is currently working on a review of development standards within its Downtown to potentially allow up to 5-story mixed-use development and offsite parking (with in-lieu fee) to encourage private investment and transform Downtown Oxnard into a vibrant, mixed-use, cultural, entertainment and pedestrian friendly area.
