35 acre site with huge potential. The site is in the flood plane but can be raised. Environmental remediation is complete. This location could house 500,000 sf of flex industrial or business park. We have also seen some interest from sports focused developers wanting to build a soccer center with retail and hospitality on site. Great access to HWY 1.

Local Description

This is the last greenfield development site in Santa Cruz County. The industrial base is growing as specialty foods, motor/bicycle sports manufacturing, medical device manufacturing, and the berry industry continue to grow. Watsonville has no available modern industrial, light industrial or R&D spaces available larger than 2k sf. We believe that with the right development team, this location could be completely full within 5 years. We also are looking for a developer who can build a soccer/retail/hospitality center on this site. While this second concept requires a modest adjustment to the specific plan, we are confident that the community will support this use.
