The development of this property could be at a floor area ratio of 3.5:1 with 20 to 36 dwelling units per acre and up to four stories. The property could also have retail spaces with offices above. The City primary objective for this site and the surrounding area is to create the environment to incentive higher intensity development. This includes a creek walk along Dry Creek for pedestrians and cyclists. Future development projects will be required to incorporate this public walkway within their design.
